The Letting Process in North Cyprus

Please be advised that all applications for a property are subject to final approval by the Landlord. Remember to bring photo identification with you as all Beyler and Co tenancy applications require identification.

Signing the Tenancy Agreement

If your application has been successful, you will be required to sign the Tenancy Agreement drafted by a lawyer. Upon signing the tenancy agreement a 'deposit' payment will be required (Usually 2 months' rent for unfurnished properties and higher for furnished) and the first month's rent in advance (less any deposit paid). This initial payment can be made by cash or Bank cheque. Rest assured our fully trained Property Managers will explain all the essential clauses and ensure that you fully understand the terms of the agreement.

They will also explain:

  • Ending the Agreement
  • Additional Terms & conditions
  • Deposit Lodgement
  • Rental payment system

When you leave the office you will have:
  • The keys to your new property in North Cyprus
  • Receipts for Deposit and Rent fee
  • A copy of your Tenancy agreement

Tenant Information

Office Hours

The Property Management team can be contacted Monday to Friday between 08.30am and 4pm and Saturday 09.00am and 12 noon.

Electricity, Gas and Telephone

It is your responsibility to have all services at the property placed in your name and to arrange a final meter reading prior to vacating.

Rental Payments

Rent under your Residential Tenancy Agreement is payable in advance at all times. If at any time you are unable to make a rental payments please make immediate contact with your Property Manager. If we do not receive your rental payment and you have not contacted us our only course of action is to issue a Termination Notice and then proceed to the TRNC Courts for a hearing to gain possession of the Northern Cyprus property and collect all rent and charges due.

Rental Deposit

Your rental Deposit is held as security against any unpaid rent or damage to the property in North Cyprus. Your deposit will be refunded to you promptly after the property is fully vacated, less any deductions that may be agreed or outstanding.

Periodic Inspections

During the course of your tenancy, our Property Manager may inspect your property in Northern Cyprus periodically after you have been given 3 days notice. This will include an inspection 3 months after your tenancy commences and every 6 months thereafter. We will contact you in advance to arrange a convenient time. The purpose of these inspections is to advise the owner of the condition of the North Cyprus property and how it is being maintained and, to allow you to advise us of any repairs or maintenance you feel are needed.

Repairs and Maintenance

In the event of an emergency repair required outside office hours and you are unable to contact your Property Manager, arrangements for repairs can be made directly with the trades-people listed on the front page of your tenancy agreement. Your Property Manager will attend to all repairs as promptly as possible however, in many instances it will be necessary to obtain the owner’s approval for quotes to be obtained before any work can commence.

Keys

Estate Agents & Property Lettings, Beyler and Co retain a duplicate key to all properties for emergency access. Locks can only be changed after you have obtained permission from your Property Manager and you would then need to supply us with a spare set of those keys.

Insurance

The owner's insurance covers the building and owners contents (if the property is furnished), it does not extend to cover your personal belongings. We strongly suggest that you take out comprehensive contents insurance to cover your belongings against fire, theft and other perils. Beyler & Co can assist with obtaining a quote.

In the event that you, another occupier, or visitor accidentally damages the properties and rectification work is required, you may be required to pay any excess that may apply to the owner’s insurance cover.

Sub-leasing

Your tenancy agreement states the maximum permissible number of people who can occupy the property in Northern Cyprus. If there is any change in either the original occupants or any additional occupants, please notify your Property Manager immediately.

Termination of a Tenancy Agreement

Your tenancy agreement is a legal contract providing protection for both you and the property owner. You can only terminate this agreement in one of the following ways:

  • If you intend to vacate at the end of your tenancy agreement you are required to give 30 days' written notice to Beyler and Co prior to the expiry of your agreement
  • Once the fixed term has expired, you may continue living at the North Cyprus property or vacate. If you intend to vacate, you must give Beyler and Co at least 30 days written notice in advance
If any unforeseen circumstances arise and you have to vacate the property prior to the expiration of your tenancy agreement, please contact your Property Manager immediately.
