Rental Guide - NORTH CYPRUS

Once you find a suitable property, a Tenancy Agreement will be required.  Please note:  

  • All rental applications are subject to landlord approval 

  • A valid photo ID is required for all applicants

 

Signing the Tenancy Agreement  

If your application is approved, you will be required to sign a Tenancy Agreement prepared  by a legal professional.  Upon signing, the following payments are required:  

  • Security deposit: Typically equivalent to two months’ rent (higher for furnished  properties)  

  • First month’s rent: Paid in advance (less any pre-paid deposit)  Payments can be made via cash or bank cheque.  

Your Property Manager will explain all key terms and conditions of the agreement,  including:  

  • Urgent repairs  

  • Termination procedures  

  • Additional terms and conditions  

  • Deposit regulations  

  • Rental payment procedures 

Upon completion, you will receive:  

  • Keys to your new property  

  • Receipts for all payments  

  • A copy of your Tenancy Agreement 

Tenant Information and Responsibilities  

Office Hours 

  • Monday to Friday: 08:30 – 16:00  

  • Saturday: 09:00 – 12:00  

Utilities (Electricity, Gas, Telephone) 

Tenants are responsible for transferring utility services to their name and arranging a final  meter reading before vacating the property.  

Rental Payments 

Rent is payable in advance at all times.  If you are unable to make a payment, you must immediately inform your Property  Manager.  

If rent is not received and no contact is made, a Termination Notice will be issued and  legal proceedings may begin.

  

Rental Deposit 

Your deposit is held as security for unpaid rent or damages.  

It will be refunded after vacating the property, minus any agreed deductions.  

Inspections and Maintenance  

Periodic Inspections 

  • First inspection: after 3 months  

  • Ongoing: every 6 months thereafter 

    • You will be given at least 3 days’ notice in advance.  

    • These inspections help ensure the property is well maintained and allow you to  raise any repair issues.  

Repairs and Emergencies 

For emergency repairs outside working hours, contact the tradespeople listed in your  agreement.  

For other repairs, your Property Manager will arrange service, subject to the owner's  approval when necessary.  

Keys and Access 

Beyler & Co. retains a duplicate set of keys for emergency purposes.  Locks may only be changed with written approval, and you must provide a spare key if  they are changed.  

Insurance  

The landlord's insurance covers the building and, if furnished, any landlord-owned  contents.  

It does not cover tenants' personal belongings.  

Tenants are strongly advised to take out personal contents insurance.  If damage is caused by a tenant or guest, any excess on the landlord's insurance may be  payable by the tenant.  

Subletting and Occupancy  

The Tenancy Agreement outlines the maximum number of permitted occupants.  Any changes to occupancy must be reported to your Property Manager.

Termination of Tenancy  

Your tenancy is a legal agreement that protects both you and the property owner.

 You may terminate the agreement as follows:  

  1. At the end of the fixed term:  

    • Provide 30 days’ written notice before the lease expiry date.  

  2. After the fixed term:  

    • You may continue or vacate.  

    • If vacating, you must provide at least 30 days’ notice.  

  3. Early termination:  

    • In case of unforeseen circumstances, contact your Property Manager immediately.
